This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 1. Show the water pipe size between the water meter and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 IRC 2903.7. FOUNDATION PLANS: 1. Clarify on the plan if the roof structure is built for the storage room or was an existing carport. 2. Locate and detail all footings for support columns on a Foundation Plan, (R301.1). Include the interior post between storage rooms. 3. Show or notate a 6" minimum separation of untreated exterior posts above finished grade and metal pedestal base with 1" space above concrete, R319.1.4 exception 1. 4. Show compliance with termite treatment, R320 as amended. FLOOR PLANS: 1. Identify the function of the 6' x 10' room enclosure, R106.1.1. Provide location dimensions from a point of reference. Show the function of the existing adjacent room with any wall alterations. 2. Show fireplace location, hearth size and materials, R1004 or R1005, referenced at the third note on sheet #2. 3. Clarify the distance of the roof overhang from the property line. Projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended). Overhang fire rating may be noted on detail 4, sheet #6. STRUCTURAL PLANS: 1. Show the manufacturer, series and size of Parallam products for verifying load carrying capacity, R301.1. Include manufacturer specification sheets. 2. Show the rafter connection to the existing wall at the 6' x 10' room enclosure, R301.1. 3. Show the location holdowns and braced panels referenced on sheet #3. Revise the Braced Wall Panel notation with a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. The HPAHD series has been discontinued. SECTIONS - DETAILS: 1. Clarify Detail cross references shown on sheet #4 to sheet #10, R106.1.1. Details are shown on sheet #6. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2, rather than "W.P. gyp. bd." at the 8th Floor Plan Note, sheet #2. 3. Clarify detail 4, sheet #6. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1. PLUMBING PLANS: 1. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. The notation references the UPC, but the Water Supply Fixture Schedule shows IRC unit values. 2. Show the pipe size between the meter and point of connection of the new cold water line. Existing water pipes may require replacement to larger sizes for controlling excessive water flow rates, UPC 610.8, Table 6-6 or P2903.7. The required pipe size is determined from a Water Supply Fixture Schedule of both new and existing demand. 3. Show a ¾" cold water pipe size on the Plumbing Plan supplying the new bathroom for controlling excessive flow rates, UPC 610.3 or P2903.6. 4. Show a 2" water closet vent (VTR) size, UPC Table 7-5 or IRC Table P3107.3. ELECTRICAL PLANS: 1. Show a receptacle outlet within 3' of the lavatory basin in the bathroom, E3801.6. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4. 2. Show all receptacle outlets in accessory buildings with ground fault circuit interrupting protection, E3802.2. 3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of the egress door (6' x 10' room), R3803.3. 4. Show at least one wall switch controlled interior light or outlet at entrances or exits (6' x 10' room), E3803.3. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Clarify the seventh note on sheet #2 for 9-1/2" insulation. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 6" framing.
