This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of modification. 2. D.S. 2-02.2.1.A.7 The street perimeter yard setback shown under "LAND USE CODE CHECK" is not correct. Per LUC Section 3.2.6.5.B the required perimeter yard setback is 21' or the height of the structure (H) measured from the back of existing and future curb. 3. D.S. 2-02.2.1.A.9 As you have elected to use Ordinance 10886 for your vehicle parking requirements you must also use the bicycle parking from Per Ordinance 10886. Short-Term and Long-Term bicycle parking is required see comment 4 below. Show the location for the required bicycle parking on the site plan and provide a detail that includes materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage. 4. D.S. 2-02.2.A4 The bicycle parking calculation is not correct. Per Ordinance 10886 LUC Section 3.3.8.2B Commercial Use Group, the minimum Short-term requirement is 2, and the minimum Long-Term is 2.
