Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Provide ¼" = 1' scaled drawings if all proposed construction areas.
" Provide two sets of plans for each building. Each building has a permit and will be separately inspected.
" Clarify areas constructed by a previous owner and areas built without permit by the current owner. Construction started by the current owner without permit requires complete detailed drawings for review and approval. Construction performed by a previous owner without permit requires a basic plan and extensive field inspection.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1.
2. Show the water pipe size between the water meter and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1 or 2006 IRC 2903.7.

FOUNDATION PLANS:

1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.
2. Show compliance with termite treatment, R320.
3. Dimension the footing width for each footing type and condition (12" minimum width for wood framed walls), R403.1.1.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan and identify any interior load bearing walls. Show size, spacing and span of all roof joists, rafters and beams for verifying load carrying capacities, R301.1.
2. Provide a truss plan for any areas with proposed truss installation, R301.1.
3. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2).

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic spaces (>30 S.F.) on the Roof Framing Plan, R807.
5. Notate all roof slopes appropriate with selected material, R901.1.
6. Notate and specify a complete roofing system: Roof sheathing, size (1/2" OSB) and method of installation (moisture barrier, flashing, etc.), R905.
7. Identify a factory-built fireplace in compliance with R1004 and chimney compliance with R1005. Include a cross-section for masonry fireplaces showing hearth dimensions and non flammable floor materials.
8. Notate and dimension the fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1003.9

PLUMBING PLANS:

1. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule UPC 610.8, Table 6-5. P2903.6. Show the meter size and pipe diameter between the meter and shut off valve in compliance with Table 6-6, P2903.7.
2. Clarify the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, UPC 610.8, Table 6-6. P2903.7.
3. Provide a water hammer arrester wherever quick-closing valves (clothes washer, dishwasher and refrigerator) are installed in a water distribution system, UPC 609.10. P2903.5.
4. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5', UPC 707.4.
5. Show a two-way cleanout at the building exterior, at 100' intervals and at change of direction exceeding 135 degrees, UPC 719.0. P3005.2.
6. Show all proposed plumbing drainage and vent (VTR) sizes, UPC Table 7-5.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
2. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door.
2. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed.
3. Show the location of all panels on the Electrical Plan, E3501.6.2 & E3605.8.
4. Show receptacle outlets with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3801.2. Additional receptacles are required.
5. Protect bedroom outlets including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3802.12.
6. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3803.3. Add a light at each exit door.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1101.2.
