Site Plan TRANSMITTAL DATE: 06/26/12 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.A.6 Provide documentation that indicates the existing garage has been permitted as a garage/ storage. If not, then indicate the structure as proposed and building permits will be required. Provide dimensions and building height on the footprint of the structure. 2. DS 2-02.2.1.A.7 Provide the building setback from property lines for the garage. Provide building setbacks from the back of future curb (required 21' or the height of the structure back of future curb). See later comment regarding future curb location.. 3. DS 2-01.2.1.A.8 The number of required parking spaces is based on the gross floor area of all structures including the garage. Therefore 82 parking spaces are required. A board of adjustment variance will be required or a parking study completed. Contact Glen Moyer for criteria regarding a parking study. The 2 parking spaces indicated in the garage does not appear to be correct. Per the aerial photos it appears the garage has only a single bay door allowing for one parking space only. Revise. 4. DS 2-02.2.1.A.10 Provide both future and existing sight visibility triangles. 5. DS 2-01.2.1.A.11 The backup spur located north of the eastern most parking spaces des not meet the criteria of DS 3-05.2.2.D. 6" curb, 3' radius, and 3' clearance behind the curb. At the northeast corner of the property provide a barrier to prevent vehicles from entering on to the property from the adjacent property. Provide the minimum two way PAAL width dimension behind the northern most handicap parking spaces. (min. 24') 6. DS 2-02.2.1.A.12 The pedestrian circulation path connecting to the street north of the handicap parking spaces must be physically separated from the vehicular use area. Raised sidewalk. Revise. 7. DS 2-02.2.1.A.13 Clearly indicate the location of the existing pole sign along the east property line. 8. DS 2-02.2.1.A.19 The indicated existing sidewalk, curb, ramps, etc, along Prince Rd. are not located on the property but should be shown in the right of way. Provide the location of the future curb with dimensions. The future right of way is not shown correctly. The intersection widening and taper per the MS&R maps is a 75' half right of way 300' from the intersection tapering back 300' to a width of a 60' half right of way. Revise. 9. The indicated expansion calculations are not correct. Provide GFA expansion calculations ( existing 6601sq. ft., new garage 767 sq. ft., new dining patio 823 sq. ft., 1590 sq. ft. / 6601 sq. ft. = 24% expansion) No other expansion calculations are required. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. It appears that the right-of-way information is not correct. Re-check the r/w and revise as required. 3. General Notes. The following general notes are required. Additional notes specific to each plan are required where applicable. D.S. 2-01.3.7. 6. List special exceptions, zoning variances, zoning and development standard modifications, overlay zones, and other reviews that are applicable to the project. b. Existing Site Conditions. The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within fifty (50) feet of the site. The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. The following information on the proposed project shall be shown on the drawing or added as notes. D.S. 2-01.3.9. 2. Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. J. If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of -way lines, sight visibility triangles, etc.) Drainage Statement: 1. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 2. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 3.
