COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan for the proposed expansion of a restaurant must meet the criteria of DS 2-02 for a site plan.

Provide a copy of the last approved site plan. The following comments may change based upon what has been previously approved.

2. The proposed development in the front of the existing structure must meet the criteria for the MS&R future widening. Provide a future site plan showing how this site will meet code once the widening takes place along with a copy of the recorded MS&R covenant or design this project to meet the future widening requirements.

3. DS 2-02.2.1.A.2 On the site plan provide the legal description of the property. There appears to have been multiple splits and combination of parcels done on this property. Provide a history of the splits and combos. Additional comments may apply based on information provided.

The boundaries shown on the site plan do not match the county assessors maps in regards to the carport/garage in the southeast corner. Clarify. If this carport/garage has been incorporated into this site, clearly indicate that the project to the south (condominiums) has adequate parking for the number of residences.

4. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

5. D.S. 2-02.2.1.A.6 For the existing building provide overall dimensions, height, overhangs, canopies and use on the plan.

6. D.S. 2-02.2.1.A.8 Provide a width dimension for all vehicle parking spaces located adjacent to any wall or fence. Per D.S. 3-05.2.1.B.3 When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists.

The above applies tow parking spaces as well as the 3 parking spaces for the neighboring office. These parking spaces will also require a cross access agreement to be provided. Provide recording information on the plan.

The parking spaces along both the east and west property lines will require wheel stops to be provided in order to prevent damage to the fence and or overhanging the property line. Provide a dimensioned standard parking space detail.

The number of provided parking spaces does not meet the number of required parking spaces. A Board of Adjustment variance may be required.

It appears that parking spaces may be located within an ingress/egress easement along the south property line.

7. D.S. 2-02.2.1.A.9 Bicycle parking will be required for the expansion if no bicycle parking is provided per the last approved site plan. Clearly indicate the location of the required long term and short term parking with detail of racks and parking spaces. See the new LUC Sec.3.3.8 for requirements of bicycle parking. (ordinance 10866)

8. DS 2-01.2.1.A.10 Provide both existing and future sight visibility triangles.

9. DS 2-01.2.1.A.11 Provide dimensions for the PAALs along the south side of the building. Does not appear to meet the minimum 24'.

PAALs may be required along the south property line for access easement.

10. DS 2-01.2.1.A.12 Provide a pedestrian circulation path connecting from the building to the sidewalk in the right of way along Prince Rd.

11. DS 2-01.2.1.A.20 Provide the location and recording information for all existing and proposed easements. See the final plat for the condominium project to the south which has ingress and egress easements on this property for access to the carport/garage. Book 58 Page 91.

12. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

13. D.S. 2-02.2.1.A.28 Show the existing zoning of the adjacent parcels, including those across streets and alleys.

2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
