T11CM00977 Site Plan (2nd Review) TRANSMITTAL DATE: May 16, 2011 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site. 2. D.S. 2-02.2.1.A.7 Per LUC Section 3.2.6.3 Where an unbroken section of a wall or a building is not parallel with the lot line, the required perimeter yard may be applied to the average width; however, such perimeter yard shall not be narrower at any point than half the required width, nor narrower at any point than three (3) feet. That said show dimensions at the southwest and southeast corners of the building to the property line. If the setback dimension from the southwest corner of the building to the property is less than 5'-3" a Design Development Option (DDO) is required for setback. 3. D.S. 2-02.2.1.A.It does not appear that the proposed church building meets street perimeter yard future setback. Currently there are discussions in regards to the future right-of-way (R|OW) for Grande Ave. which may effect this project. Connect Jose Ortiz, COT Transportation and/or Craig Gross PDSD to see if this discussion has been completed. If the future ROW remains at 100' than a Development Standard Modification Request (DSMR) will be required for a building encroaching into the Sight-Visibility-Triangle (SVT) D.S. 3-01.5.1.A.1. 4. D.S. 2-02.2.1.A.9 The Short-term bicycle parking detail shall include a fully dimensioned layout that meets the requirement of Ordinance 10886 LUC Section 3.3.9.2.B.6 & .8. 5. D.S. 2-02.2.1.A.9 It does not appear that the proposed Short-Term bicycle parking meets the requirements of Ordinance 10886 LUC Section 3.3.9.3.B.1. Demonstrate on the plan how this LUC Section is met. 6. D.S. 2-02.2.1.A.12 The back-up spur located on the south end of the southern most parking does not meet the 6'-0" requirement of Ordinance #10886 LUC Section 3.3.6.6.D. 7. D.S. 2-02.2.1.A.28 The zoning shown on the west side of Grande Ave. is not correct. The zoning should be listed as O-3 & C-1. It appears that the drawing is not to scale although it is labeled 1"=20'. Therefore I was not able to determine whether the service vehicle's approach and turning radii were sufficient to approve.
