Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed: SITE PLAN COMMENTS: 1) Provide the signature on the professional seal on Sheet C1 for the civil engineer who prepared the sheet. 2) DS Sec.2-02: Provide all proposed improvements (patio, walls, sidewalk, etc) on both the architectural and civil sheets. The architectural site plan should provide all dimensions for the proposed sidewalks, gates, etc and the civil plan needs to show the patio improvements to show conformance between both plan sheets. 3) DS Sec.2-02.2.1.A.5: Revise the site plan to provide the lot lines, dimensions and bearing for the property boundaries on the site plan, Sheet s1. 4) DS Sec.2-02.2.1.A.6: Provide written approval from both TDOT and Real Estate Departments for the proposed right-of-way improvements and patio expansion within the public right-of-way. Provide all Real Estate conditions on the site plan, i.e. Temporary Revocable Easement with conditions. 5) DS Sec.2-02.2.1.A.8: Clearly label all existing/proposed improvements on the architectural sheets. Label the bollards within the parking area; remove the existing curb line on Sheet s1 that is to be demolished per the civil sheet; label the widths of the proposed gates on the site plan sheet; show the existing patio on the north side of the building and label it as to remain or to be demolished. 6) DS Sec.2-02.2.1.A.11: Revise the site plan to show all minimum dimensions for the existing PAAL entrance off of 6th Avenue. 7) DS Sec.2-02.2.1.A.12: Provide the dimension for the existing bike lane along 6th Avenue verify that the bike lane width is consistent after construction of the new curb and gutter. It is recommended to revise the typographical error on Sheet c1 to read "Bike Lane" instead of Biker Lane 8) DS Sec.2-02.2.1.A.12: Refer to comments from Ron Brown, RA Structural Plans Examiner for any handicap and ANSI Standard requirements that may apply to this project. 9) DS Sec.2-01.2.1.A.19: Revise the site plan to label and dimension the public right-of-way for 6th Avenue. Label the road as "Public." 10) DS Sec.2-01.2.1.A.21: Revise the site plan to label the dimensions from street monument lines to the existing/proposed curb, property line, sidewalk widths, utility lines, on street parking lane width, and patio improvements. 11) Provide the book and page number for the Basis of Elevation Section shown on Sheet C1. The City of Tucson Book and Page # must be referenced within the section. 12) Approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. A right-of-way use permit application will be required prior to any construction within the public right-of-way. If applicable be sure to include any subject to section. 13) D.S. 2-02.2.2.A.1 Provide the gross lot area on the site plan. 14) D.S. 2-02.2.2.A.2 Provide the floor area for all structures on site. 15) D.S. 2-02.2.2.A.3 Provide a Floor Area Ratio (FAR) calculation on the plan that includes the allowed and proposed FAR. 16) D.S. 2-02.2.2.A.6 Provide a building/use expansion calculation.
