This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes GENERAL NOTES: " Provide ¼" = 1' scaled drawings. " Provide consecutive sheet numbers on each construction drawing, R106.1.1. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320 as amended. 2. Show exterior walls of enclosed roof structures require continuous concrete footings of minimum 12" below undisturbed ground surface, R403.1. Clarify the footer depth on the Section Detail. FLOOR PLANS: 1. Show the garage floor direction of slope toward the door openings, R309.3. 2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. 3. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2. STRUCTURAL PLANS: 1. Show the garage opening header or lintel size with appropriate load carrying capacity, R301.1. 2. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. SECTIONS - DETAILS: 1. Clarify the notation "new opening fill old" with notation or a detail showing a header over the opening and the materials used for filling the opening, R106.1.1. 2. Show a framed wall detail for the new laundry enclosure with members resting on concrete as pressure treated, R319.1 item 2 and method of attachment. 3. Notate or detail interior wall covering (1/2" GWB), R702.3. 4. Clarify any areas with a new ceiling (laundry or garage) with gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 5. Any new attic areas require an attic ventilation calculation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. 6. Show the roof slope, R901. 7. Notate appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. PLUMBING PLANS: 1. Clarify the item marked with an "S" in the laundry room. A sink requires appropriate water and drain connections. 2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. Include the clothes washer, P2903.5. 3. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 IRC 2903.7. 4. Show an individual accessible water supply shut off for the dwelling unit, P2903.9.1. 5. Provide gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Show the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), G2413.3 & Table G2413.4(1). Many on-demand water heaters are rated at 199,000 BTU and require upgraded pipes from the meter. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed. 2. Provide an electrical riser diagram, E3303. Notate the grounding and bonding method, E3507. Metallic water and gas lines must be bonded, E3508. 3. Clarify the item marked "Breakers" in the garage on the laundry wall. 4. Show any sub-panel on the Riser Diagram with feeder size, E3507.3 and over-current protection (breaker size), E3605.5. 5. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3603.3 and 3801.8. 6. Show at least one wall switch controlled light in the attached garage, E3803.3.
