Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Indicate the location and size of the building gas meter, gas and water lines from meter to building, R106.1.1.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below undisturbed soil, R403.1 with minimum of one #4 reinforcement (City of Tucson Amended) for the Pool Equipment Storage walls.
2. Reference Detail #A/6 on sheet #2 at the Garage Door opening rather than "3" Shear Wall. The third shear wall reference does not comply with the required hold down strength shown on Detail #A/6.
3. The PAHD series hold down referenced at the "1" and "3" Shear Wall notations (sheet #2) has been discontinued.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1.

STRUCTURAL PLANS:

1. Provide existing Living Room/Patio beam sizes for verifying new load carrying capacity, R301.1. The existing door and window openings will have additional Patio roof bearing loads.

SECTIONS - DETAILS:

1. Clarify the 3' block wall (Detail A/1) location on the Plans, R106.1.1.
2. Clarify the materials proposed for the 2'-6" Pool Equipment Storage walls shown on sheet #3, R106.1.1. Detail 17/5 shows a 3' block wall.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Specify veneer anchoring method, weepholes, water-resistive barrier and support (ties spaced max 24" o/c horizontally & vertically and supporting max of 2.67 SQ FT), R703.2 & R703.7.
5. Show 1" air space between sheathing and veneer R703.7.4.2.
6. Show method of flashing beneath the first course of veneer, R703.7.5.
7. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the manufacturer's warranty. Show compliance with R806 by providing the shingle manufacturer's requirement.
8. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for an installation without vented attic space.

PLUMBING PLANS:

1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, P2903.5.
2. Clarify the point of connection of the new 1-1/4" cold water line to existing service pipes by showing both lines on the plan. Existing water pipes may require replacement to larger sizes for controlling excessive water flow rates., P2903.7
3. Show a gray water collection tank with an overflow connection to the black water line, and include a backflow valve on the water meter connection. Show an electrical circuit for a system pump.
4. Provide the solar water system line diagram of components and manufacturer's specifications for the collector including the SRCC certification.
5. Show a two-way cleanout at the building exterior, at 100' intervals and at change of direction exceeding 135 degrees for the gray water line, P3005.2.
6. Provide a gas line isometric showing the point of connection and size the supply pipe for the connected demand. Include the BTU demand and length of line to each gas appliance sharing a supply line, Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration.

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.
2. Show bathroom (toilet room) exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed.
2. Clarify the panel schedule showing the clothes washer description on circuit #10 consistent with the plan, or show on a new 20A circuit, E3304.11 & E3606.2.
3. Show the evap cooler on the panel schedule, E3606.2. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3602.5.
4. Show sub-panel feeder over-current protection (breaker size) not exceeding the allowable conductor ampacity, E3605.5. Revise the breaker or wire size shown for circuit #2, 4.
5. Show all receptacle outlets within 6' of a tub and for spa motors with ground fault circuit interrupting protection, E3802.10. Include circuit #10, 17, 24, 26.
6. Show weatherproof covers at electrical boxes in damp or wet locations, E3805.11. Include circuit #1, 3.
7. Indicate the location of all disconnect switches for air handling equipment, E4001.5.
