This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes FLOOR PLANS: 1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. 2. Locate and identify brace wall type, R602.10.3 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. 3. Identify ceiling heights in all areas on the floor plan, R602.10.5. The required braced wall panel width increases as the height increases per Table R602.10.6. STRUCTURAL PLANS: 1. Show a header size with appropriate load carrying capacity at the 6' opening at the Guest Room SGD, R301.1. L-2 is undersized at this location. 2. Show a header size with appropriate load carrying capacity at the 6' opening between the Master Bedroom and Covered Patio, R301.1. A 2"x 6" box header will be undersized. 3. Provide a complete braced panel layout, including interior wall lines, R602.10.6. Show all exterior wall bracing and interior wall line bracing at intervals not exceeding 35' from exterior wall lines, R602.10.1.1. 4. The continuous sheathing braced wall method requires minimum 24" structural panels at corners, R602.10.5. Show full width and alternate braced wall panels if windows K & L are located at wall line ends. Revise General Note F, sheet A0. SECTIONS - DETAILS: 1. Identify Keynote #15, sheet A1, R106.1.1. 2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5. Clarify detail #7/A4. 3. Show a minimum ½" diameter anchor bolt at interior braced wall sill plates, R602.10.8 & R403.1.6. Clarify the connection location shown at detail #3/A4. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Clarify which code is used for the plumbing design, 2006 UPC or 2006 IRC. Provide a plumbing design using a single code, and remove references to other codes. The Fixture unit table references the IRC although the fixture values are from the UPC. 2. Provide a water hammer arrester wherever quick-closing valves (clothes washer, dishwasher and refrigerator) are installed in a water distribution system, UPC 609.10. P2903.5. ELECTRICAL PLANS: 1. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2. 2. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4. Revise circuit #4 shown at the Dining Room lights. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre (9,460 lumens) and the unshielded limit for area E3 is 12,000 lumens per acre (2,064 lumens). Identify one or more fixture types as full cut-off. Currently, the plans show compliance for total lumens, but non-compliance by exceeding the unshielded limit. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the maximum "U" factors of the skylights as U=0.75 on sheet A0, N1101.2. 2. Clarify the roof insulation notation by showing "minimum R-30 ceiling insulation value with an appropriate 6" spray foam product" (Detail 2/A5 & A6 Sections).
