COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


The site is located in the C-1 zone. The use is retail and the Development Designator is "28" (LUC Section 2.5.3.2.B.2).

The propose façade must meet the setback for the future right-of-way (F/ROW) relative th the MS&R plan (LUC Section 2.8.3.1). There is a Specific Plan for this portion of Broadway. Please contact Jose Ortiz (837-6730) for a copy of the Specific Plan for your section of Broadway and provide it with your submittal.

Clearly depict, with dimensions, the F/ROW acording to the Specific Plan on your plans.

The required setback is the greater of twenty (21) feet or the height (H) from the back of the future curb (LUC Section 3.2.6.5.B).
