This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Show the "2006" at the code references within Wood Note #1 and Special Inspections Note #1 rather than "2003" on sheet S1. SITE PLAN: 1. Indicate the location of water and sewer lines from property line to the building, R106.1.1. SECTIONS - DETAILS: 1. Provide a cross-section detail of the new exterior Laundry wall with connection to footer, R106.1.1. 2. Clarify cross-section detail C/A1; both sections are labeled as D/A1, R106.1.1. Change one of the Section 'D' titles to 'C'. 3. Provide a handrail for the exterior stairway of four or more risers, R311.5.6. PLUMBING PLANS: 1. Show a pressure and temperature relief valve at the water heater. A metallic T&P line must terminate at the exterior 6 inches above grade and must terminate facing down, P2803.6.1. 2. Notate the requirement for a water hammer arrester for the clothes washer water connections, P2903.5. 3. Provide a revised fixture unit schedule using 2006 code values for determining required service pipe diameter, P2903.6. Those shown are not consistent with current codes. 4. Show the pipe diameter between the meter and shut off valve in compliance with P2903.7. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics and basements) except when completely located inside the thermal envelope, R1103.2.1. 2. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 4 ton unit requires a 20" diameter return air duct and a minimum 15" x 20" return air register. 3. Show dryer vent size and location for venting to exterior, M1501. 4. Show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1. ELECTRICAL PLANS: 1. The laundry circuit may not serve other locations, E3603.3 and 3801.8. Provide a separate circuit for the furnace air handler. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
