Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. 7. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 8. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 9. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. 10. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 11. Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 12. Show Site plan number (T11CM00463) on all sheets per D.S. 2-02.2.1.29. 13. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers and/or sidewalk scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof drain/sidewalk scupper locations have been designed and located and that the 10-year flow must be conveyed under any other sidewalks and/or pedestrian paths will suffice. 14. A floodplain use permit may be required. 15. Add note: "Depress all landscaped areas 6" maximum for water harvesting". Hydrology Report: 1. Please include a response letter to the comments along with the corrected copies of the HR. 2. There is a significant amount of stormwater (400 cfs) located on Prince Rd. It appears that the two buildings are connected by a shade structure and is considered one building. A HR is required to define the floodplain limits to determine if the building is in a floodplain, therefore a floodplain use permit for substantial improvement may be required. 3. A Hydrology report is required for developments which are not subject to detention requirements, nor which require extensive structural improvements for handling drainage; but which are impacted by flows from significant watercourse and/or affected by 100 year flows of 100 cfs, of moreā¦.. per S.M.D.D.F.M., chap. II, 2.2 4. The content and format of the Hydrology report should follow S.M.D.D.F.M., chap. II, 2.2. 5. Show the project address or administration address on the cover sheet of the Hydrology report. This project has been reviewed for full code compliance for the area of expansion only due to a building expansion less than 25%. 2) D.S. 2-02.2.1.A.1 The scale shown on the drawing appears to be incorrect. The Parking Area Access Lanes (PAAL's) dimensioned at 24'-0" scale at 35'-0". 3) D.S. 2-02.2.1.A.2 Provide a legal description on the plan. 4) D.S. 2-02.2.1.A.5 Provide lot dimensions and bearings for all lot lines on the plan. 5) D.S. 2-02.2.1.A.6 Provide the following information for all structures, buildings and shade structures, on the plan; size, height, overhangs. 6) D.S. 2-02.2.1.A.6 Based on the most current aerial photos there appears to be some type of structure located between Building 1 & 2 that is not shown on this plan. The calculation shows 26 spaces provided but there are only 24 shown on the plan, please clarify. 17) D.S. 2-02.2.2.A.4 Based on the last approved site plan found in the COT Records Section there are four (4) Class 2 bicycle parking spaces shown on the plan. That said based on LUC Section 3.3.3.5 a minimum of two (2) Class 2 bicycle parking spaces are required. Show the proposed location for the Class 2 Bicycle parking and provide a detail that meets the requirements of D.S. 2-09.5.0 and includes materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports. For your information a single inverted "U" supports two (2) bicycles. 18) Adjacent to "PROJECT DATA" there is a statement "(EXISTING NON-CONFORMING SITE)". Provide a copy of the Zoning Administrator's non-conforming letter or remove this statement from the plan.
