Comments:The following comments are relative to an application for a Board of Adjustment Variance.

This site is located in the R-2 Zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Section 3.2. 3.1.C) and the Primeter Yard Indicator is BB (LUC Section 3.2.6.4)

The owner proposes detached accessory structures (carports) in the street perimeter yard setback. Per LUC Sec. 3.2.5.3.C. Detached accessory structures are not allowed in the buildable area extending the full width of the lot between the principal structure and front street lot line, except terraces and steps not over three (3) feet high above the natural grade, paved areas, and fences or walls.

The required setback for street perimeter yard setacks is the greater of twenty (20) feet or 1-1/2 tmes the height of the structure (LUC Section 3.2.6.5). The required setback is twenty (20) feet top the east property line and the proposed setback is ten (10) feet.
