SUMMARY: Engineering Division of Planning & Development Services Department has received the building plan (T11CM00396) and canopy plan (T11CM00397). Engineering Division does not recommend approval of the building plan applications at this time. The following items need to be addressed:


BUILDING PLAN COMMENTS:

1) Engineering could not verify that the building plan was in compliance with a stamped approved Development Plan Package (D10-0046). Please submit a copy of the stamped approved Development Plan, landscape, and NPPO plans with the next building plan submittal.

2) Engineering will re-review the building plan on the next submittal to insure compliance with the approved and stamped Development Plan. Additional comments may be forthcoming.


GENERAL COMMENTS:

Please provide the building plan with a copy of the last approved Development Plan (D10-0046). Further comments may be generated upon resubmittal of the building plan review.

Coordinate the water service design as shown on sheet C150 which provides a 2" domestic water service and a 1" irrigation water service (both of which include a required reduced pressure-zone backflow preventer located in an accessible location directly downstream of the water meters) as compared to the plumbing design shown on sheet P503 which shows a 2" domestic water service and a 1-1/2" irrigation water service along with two additional reduced pressure-zone backflow preventers located in locations inaccessible to Tucson Water. Reference: Section 103.2.3, UPC 2006 and COT Backflow Prevention Ordinance, http://www.tucsonaz.gov/water/docs/backflow-ord.pdf
2. Substitution of alternate piping materials (e.g. PEX instead of copper piping) will require a revision of the water pipe sizing calculations to match the revised piping materials. Reference: Sections 103.2.3, 610.0, and 610.4, UPC 2006.
3. Verify the source of the available water pressure shown in detail L/P503; Tucson Water indicates a pressure range of 51 - 58 PSI for the address. The water pressure calculations shall be computed using the minimum daily service pressure. Reference: Sections 610.5 and A1.1, UPC 2006.
4. The size of a wet vent shall be a minimum of one pipe size greater than that required for the drain of the upper fixture (see the hand sink at the service counter). Reference: Section 908.2, UPC 2006.
5. Branches in a combination waste and vent system that exceed 15-feet in length shall be separately vented. Reference: Section 910.3, UPC 2006.
6. Each vent for a combination waste and vent system shall be at least one-half of the cross-sectional area of the pipe being vented. Reference: Section 910.3, UPC 2006.
7. Clarify the use of the 2" waste pipes used for the floor sinks in the Service Counter area; indicate the size the tailpiece for each floor sink. Each waste pipe in a combination waste and vent system shall be at least two pipe-sizes larger than the tailpiece of the connecting fixture. Reference: Section 910.4, UPC 2006.
8. Clarify how the connections of the hand sink (612) and the dump sink (613) to the combination waste and vent system comply with Section 910.7, UPC 2006.
9. Provide the dimensional details for the scuppers and overflow scuppers noted on sheet A130 for the high parapet areas (detail A8-A520 is referenced but "not used"). Reference: Section 1101.11.1, UPC 2006.
10. Clarify the termination of the roof drain leaders for the front- and side-canopies. Reference detail A13-P510 if the leader is to be connected to the storm drain system. Reference: Section 103.2.3, UPC 2006.
