This site is in the HR-3 Zone. Historic review is required (LUC Section 2.8.8.2 & 2.8.8.5). (This project is scheduled for historic review.)

The Development Designator for a duplex (multi-family) the HR-3 zone is "P" (LUC Sections 2.3.6.2.A.2 & 3.2.3.1.D). The Perimeter Yard Indicator is CC (LUC Section 3.2.6.4).

The required setback to an interior lot line equals the setback of each wall (LUC Section 3.2.6.4). The height of the duplex facing the north property line is thirteen (13) feet, eight (8) inches. The proposed setback is three (3) feet, six (6) inches to the north property. The height for the recreation building is twenty-three (23) feet.
