PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FOUNDATION PLANS:

1. Notate on the drawings the allowable soil bearing pressure used in the design of the footings. Show a footing square width required for the bearing load with 10 or (15 enclosed ceiling) PSF dead and 20 PSF live load, R403.1.1. The two center footers are undersized for assumed soil conditions.

STRUCTURAL PLANS:

1. Provide the roof joist J-1 size with appropriate load carrying capacity, R301.1.

SECTIONS - DETAILS:

1. Clarify the location of Detail 1/4.0 with a plan reference. Not consistent with Detail 6/3.0.
2. Show one-hour fire-resistive framed construction in compliance with IBC Table 720.1(2). The framed wall shown at Detail 6/3.0 requires a minimum of 7/8" stucco on the exterior, 5/8" type 'X' GWB on the interior and mineral wool insulation within the cavity.

PLUMBING PLANS:

1. Provide gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration.
