This plan as submitted does not match the plan that was submitted and approved for the MDR (MDR12-02). Contact Russlyn Wells for further information regarding the changes. A resubmittal may be required to incorporate the changes. 2. DS 2-02.A.4 The project-location map shall cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. A. Show the subject property approximately centered within the one (1) square mile area. B. Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property. C. Section, township, and range; section corners; north arrow; and the scale will be labeled DS 2-02.2.1.A.5 It is understood that a purchase of right of way is in progress with the City of Tucson. Once completed provide distance and bearings of the new property lines. Provide documentation from the City of Tucson clearly indicating the purchase has been completed. Provide recording sequence information on the site plan. The purchase of the right of way will create a new tax parcel ID number. A tax parcel combination will be required to be completed and approved. 3. DS 2-02.2.1.A.6 Provide dimensions for the footprint of all existing and proposed structures. Provide the height of all structures. The indicated outdoor eating area as indicated being 1250 sq.ft. appears to be much greater in square footage. Provide dimensions for this area. Clarify. The out door eating area will be considered all of the concrete area in front of the proposed building. This may cause a change to the number of required parking spaces. 4. DS 2-02.2.1.A.8 Per the MDR vehicle parking will be provided with and agreement with Park Wise. Provide documentation of the signed lease agreement. 5. DS 2-02.2.1.A.31 Clarify the proposed use: If two principal uses are to be provided, Bar and Food Services, Clearly indicate what square footage is bar and what square footage is Food Services. List the proposed use or uses as follows: "Food Services "33" subject to: Sec.3.4.5.6.C" and "Alcoholic Beverage Service "33" subject to: Sec. 3.4.5.19.C" If two principal uses are being proposed a change to vehicle parking requirements will be required with the food services parked at 1:100 GFA and the bar area parked at 1:50 GFA. Food Services is allowed to serve alcoholic beverages if the criteria of LUC Sec. 6.3.5.13 and LUC Sec. 6.2.8 for the definition of a restaurant are met.. If only one use is proposed clearly indicate that use only. 6. Remove the DSD/CDRC approval stamp and provide the correct CDRC approval stamp in the lower right quadrant of each sheet. Engineering Division does not recommend approval of the site plan at this time. Once completed provide the distance and bearings of the new property lines in plan view. Provide documentation from the City of Tucson clearly indicating the purchase has been completed. Provide recording sequence information on the site plan. 3) Remove the DSD/CDRC approval stamp and provide the correct CDRC approval stamp in the lower right quadrant of each sheet.
