1. The subject property is located on a R-2 zoned property. Per LUC Sec. 2.3.5.2.A.2 Family Dwelling "K", with a pedrimeter yard indicator of "BB". Per LUC Sec. 3.2.6.4 The required setback from commercial zoned adjacent property is the height of the structure.

2. The submitted plans indicate a building height of 9'-4" for the east elevation adjacent to C-2 zoned property. The required setback from the east property line is therefore 9'-4". The owner proposes a setback of 4'-0" from the east property line.
