Engineering Division does not recommend approval of the grading plan application at this time. The following items need to be addressed: GRADING PLAN COMMENTS: 1) The grading plan can not be approved until verification that the civil site layout matches the approved site plan (R2) that was included within the package. The civil sheets included in the submittal do not show all proposed structures as shown on the last approved site plan, T11CM02529 Revision 2. There are multiple permits on the property for site plan, foundation only, Ramada, sand blasting booths, etc that need to be clearly shown on the civil sheets for site plan conformance. 2) Revise the plan set to provide a new cover sheet without Engineering redlines and voided Zoning approval Stamp. 3) It is recommended that all permits, plan sheets, etc be combined into one package for easier review and approval. Multiple submittals with multiple revisions make reviewing each activity complicated. One clear concise plan submittal with all permit activities is requested as one package for final approval of Site, Grading, and Building plan application. GENERAL COMMENTS: Please provide one clear concise plan submittal with all permit activities as one package for final approval of Site, Grading, and Building plan application. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package. A meeting is requested with both the civil engineer and the architect to discuss this project with the Zoning Division and Engineering Division to help expedite the resubmittal prior to resubmitting the plans.
