The following comments are conditions of approval that must be addressed at next submittal. SITE/GRADING CONDITIONS OF APPROVAL: 1) DS sec.10-02.2.3.2: Address the following items for the drainage statement: a) Correct parcel number on cover sheet, and add address to cover page. b) Correct Manning's value for concentration point 1.0 and associated calculations. For determining capacity of pavement areas, revise worksheet(s) for to reflect a roadway Manning's coefficient of .020 for the maximum value for asphalt when cars are present, per this section of the standards: DS Sec.10-02 page 8.06, Table 8.1. 2) DS Sec.2-02.2.1.A: Address the following site plan related items: a) Parcel shape does not appear to match the project boundary limits. In particular, the east corner area does not recorded parcel limits for 116-19-3780. Show 116-19-3780 parcel limits on sheet 1 of Site, Paving, Grading Plans. b) Add PAAL width dimensions to sheet 3 of the Striping and Signing Plan. c) Provide a note to the site plan stating compliance with the La Entrada PAD. d) State in response letter whether all utilities are shown. In particular, assure that all utility poles identified with project limits. e) Provide copy of agreement, TRE, or other documentation approved by City of Tucson Real Estate for this project as discussed in meeting 12OCT11. 3) DS Sec.11-01.9: Address the following grading and offsite improvements: a) On sheet 2, at northeast corner of project clarify end of curb location to assure connection to existing pavement. b) Add bleed pipes or Type 1 scupper at sidewalk crossing for water harvest areas; assure no ponding issues occur at this site. c) The proposed slope along the west project limits appears to lie within the parcel limits, however is beyond the project limits. This slope may be described in the agreement or also documented in a temporary or other slope easement. d) Along the north boundary there is a slope and grading proposed that exceeds the limits of the project boundary. Typically this shall be shown in the form of a slope easement. Otherwise, adjust proposed grading along this portion of the project as this slope appears to be adjustable and may be pulled within the project limits. Please call me for clarifications at 837-4934.
