"Unless otherwise specified herein, all development within the PAD shall conform to all Ordinances, Codes, Policies and Regulations of the City of Tucson and shall be implemented through the City of Tucson Community Design Review Committee (CDRC)." The Bridges | Planned Area Development Section C.2 2) The relevant LUC Section states "4.1.4.4 Land Clearing and Grading. Land clearing or grading may begin after grading plans are approved, provided the plans are prepared in compliance with an approved tentative plat and such tentative plat is in conformance with the underlying zoning." The plat has not been reviewed for conformance with the underlying zoning and it has not been approved, therefore grading may not begin. An exception to this requirement allows for a stockpile plan to be processed. The stockpile plan should not include plat or construction information. The proposed temporary stockpile should not obstruct any drainage course or be placed upon any existing easements, open space areas or planned trails or pathways until grading plans are reviewed for conformance with an approved tentative plat. 3) Refer to plan # T08BU01197 (sheet 9), which depicts a stockpile on the southern portion of Block 10, for an example of the type of approval offered in a similar situation. |
