COMMENTS: The following comments have been made for the subject property and the required variances.

1) This review is for a Single Family Development site in the R-2 Zone (LUC Section 6.3.8). The Development Designator is "I" (LUC Section 2.3.5.2.A.1) and the Perimeter Yard Indicator is AA (LUC Section 3.2.6.4).

2) The plans depict a new 3-car carport constructed along the street perimeter (Kolb Road) a distance of 13'-7" from the existing property line. The required setback for the carport is 18 feet from the property line and one (1) foot from the back of sidewalk. The existing condition is 13'-7 " from the property line, LUC section 3.2.6.5.B.2.a.1 and .2 A DDO shall be required for the [the building setback east property line. The minimum setback is 18 feet from PL. east property line.

3) The side porch or covered patio is depicted in the north building setback at 6" from the north property line. The required setback is the greatest of 6 feet or 2/3 of the height of the structure. LUC section 3.2.6.4 -AA perimeter yard indicator table.

4) The side single car carport or covered patio is depicted in the south building setback at 6" south yard property line. The required setback is the greatest of 6 feet or 2/3 of the height of the structure. LUC section 3.2.6.4 -AA perimeter yard indicator table.

5) Please be aware that additional comments shall be necessary relative to additional information provided with the next submittal.
