RESUBMITTAL REQUIRED: Grading Plan, Drainage Report

The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. Coordinate with the Cornerstone Environmental Group and the appropriate agencies to show the proposed layout of the entrance to the Armory bldg and the approach to the refuse enclosures and all utilities associated with the project. Although it seems repetitious, some things on the onsite plans are needing to be replicated on the Paseo De Los Zanjeros plan, and vice versa. It should be easy enough to swap drawing files so that things that are adjacent to the site (from the Paseo plan) are shown and vice versa for things adjacent to the Paseo (from the development plan).
3. Provide verification from the county that any drainage solutions which occur outside the boundaries of the development document area are accepted and are constructed with adjacent owners' permission. (Additional notarized documentation of that approval will be submitted with the drainage report.) Contact Bill Zimmerman at 740-6350, Pima County Flood Control District, for information regarding permits within the Santa Cruz River.
4. All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes with the recording information.
5. Remove the "TDOT" title block and replace it with a typical PSOMAS title block since the project is no longer considered a "PIA".
6. Remove note: "Depress all landscaped areas a maximum of 6" for water harvesting". The geotechnical report advises against any ponding water.
7. List administrative address/site address on plans.
8. List the GP number (T11BU00104) on all the sheets.
9. Show all symbols in the legend.
10. Show details of all surface materials. Provide details of all rip-rapped areas for construction and inspection. Show the filter fabric on the 312 s.f. rip-rap splash pad.
11. Show cstg. and invert elevations on the proposed sanitary sewer.
12. Call-out/Show the grouted rip-rap, the splash pad rip-rap, elevations and inverts on section C/3.
13. Change the South property line delineation on section A/3 to an easement line as well as completing the cross-slope percentage of the street.
14. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback.
15. Call out the names of all washes. Call out the Santa Cruz River on the plan view.
16. Show the 100-year flood peak discharge on the plan view.

Drainage report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. The DR must be reviewed and accepted by Bill Zimmerman at 740-6350, Pima County Flood Control District.

Floodplain Use Permit:
1. The FUP will be issued and approved when provided with documentation and/or conditions from the Pima County Flood Control District. Contact Bill Zimmerman at 740-6350.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. The plan submitted does not appear to match the approved subdivision. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
