Zoning has no adverse comments to the Variance requests except for the two monument signs within the 30 Foot SCZ Buffer along Tanque Verde and Bear Canyon. It is preferred that no signs are placed within the SCZ buffer but if the variance is granted, additional vegetation to augment any removal of existing vegetation is requested and should be placed within close proximity to the sign to offset any impact from the large monument signs proposed. 2. All colors are to be natural earth tone colors where possible within the 400-foot SCZ overlay areas. 3. Ensure that signs along the street frontage do not affect sight visibility from any entrance or access point.
