The previous use for this site was a furniture store, with the new use classified as auto services. The General Plan contains a policy requesting nonconforming signs to be removed or brought into conformance as a condition of rezoning, development plan approval, or change of land use. The new auto service use is considered a change of land use for this site. Although it should be noted that the General Plan also contains policies which call for the review and update to the Sign Code, if necessary, to address improvements of the quality and effectiveness of sign regulation, standards and administration. The General Plan supports the fostering of original use or adaptive reuse of historic landmarks. However, at this time, the proposed request is for a nonconforming sign in which Plan policy calls for it to be either removed or brought into conformance.
