The applicant is requesting a sign variance in response to the designation of Houghton Road as a Scenic Corridor.

It should be noted that on street intersections where a Scenic Route and a Gateway Route intersect, development review and criteria provisions of the Gateway Route apply for seven hundred feet along the Scenic Route from each side of the intersection (LUC 2.8.4.2.E). And the City Council recently removed the rezoning requirement for SCZ compliance on the corner parcel.

The subject site is within the South Pantano Area Plan which discourages the extension of strip commercial development, and calls for consolidating commercial developments at major street intersections to encourage "one-stop shopping". The applicant's request to develop Sorrento Square with a comprehensive and consistent Master Sigh package is consistent with the policy direction provided in the South Pantano Area Plan. Given the proposed multiple tenants and land uses for this site, and the circulation constraints for turning into the site for north-bound traffic on Houghton Road, it is appropriate to have a Master Sign plan for the proposed commercial development.

The applicant's proposed variances are consistent with the South Pantano Area Plan.
