COMMENTS: The plan is conditionally approved by the Zoning Review Section with the following conditions. Add the notes listed below. Add a separate text block specifically for the Scenic Corridor notes listed below.

1. Label the 30 Foot Scenic Corridor Buffer as such and include in 30 foot buffer label the notation "30 foot undisturbed natural buffer to be preserved and maintained in its natural state".

2. Please add the appropriate following notes to the development plat.

a) All color and materials to be painted with earth tone colors. This development is subject to the review and approval of the special application for the Scenic Corridor Overlay. The Special application case number is T10SA00098. The special application has been reviewed and approved, approval date (add the date of approval), without conditions.

b) No grading beyond that is necessary for siting of buildings, drives, private yards, and structural improvements. All viable vegetation with a caliper of 4 inches or greater and all saguaro cacti will be preserved or relocated on the site per the Native Plant and Preservation Ordinance.

c) Drainage ways are to be maintained in their natural state.

d) All new utilities for development on private property or public right-of-way along Houghton Road will be underground. Trenching is permitted for the placement of utilities lines, if area is revegetated in accordance with Land Use Code Sec. 3.7.5.2.D

e) Building or structure surfaces, which are visible Houghton Road will have colors, which are, predominate within the surrounding landscape eartone colors.

f) Fencing and freestanding walls facing Houghton Road will meet material restrictions in Land Use Code Sec. 3.7.3, Screening Requirements.

g) All areas between the MS & R right-of-way line and the existing street right-of-way that are disturbed by development shall be revegetated with native vegetation.

h) All disturbed areas on the site that are visible from Houghton Road and are not covered by permanent improvements shall be revegetated with native plants, plants from the Drought Tolerant Plant List, or a combination of both.

i) Exposed cut and fill slopes shall be no greater than 1-foot rise or fall over a 3-foot length.

Your submittal of March 12, 2010 for the above project has been reviewed by the Community Design Review Committee and CONDITIONALLY APPROVED. The conditions of approval are as follows: 1) Revised plans per staff comments, 2) Open the public comment period for 20 days, 3) closure of the public comment period and 3) approval by the DSD Director.



PRIOR TO FINAL APPROVAL, THE OVERLAY CASE NUMBER MUST BE LISTED ON ALL SHEET OF THE FINAL PLAT AND SUPPLEMENTAL SHEETS IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. IN ADDITION, A NOTE MUST BE ADDED TO THE FINAL PLAT THAT LISTS THE CASE NUMBER, TYPE OF OVERLAY, DATE OF APPROVAL AND CONDITIONS IMPOSED, IF ANY.
