The presentation by Mr. Barone was very complete and thorough. Recommendations: The proposed addition to the property will not be prominently seen from the street and is visually acceptable if painted and trimmed to be compatible with the principal structure on the site that faces 5th Avenue. Conditions: 1. The addition should be painted to be compatible with the principal structure that faces 5th Avenue. 2. The proposed French door on the east elevation of the proposed addition to be wood construction and with a glass pattern that is consistent with the new door that is proposed for the entry at the west elevation. 3. The exterior finish of the materials used will match those of the principal structure on the property that faces North 5th Avenue. Finding: I recommend that the project as designed and shown at the above referenced meeting on February 8, 2010, be approved with the three above mentioned recommendations for achieving a desirable level of neighborhood compatibility. The approval granted by that letter only applies to the project's compliance with the Feldman's Neighborhood Preservation Zone requirements and does not constitute approval of a building permit. Mr. Barone described the project and explained that the project was being done to reconfigure the layout of the unit to make it more usable. Mr. Barone also explained that the addition was going to be architecturally consistent with the existing structures on the site. He also volunteered that French doors would be installed on the east elevation. The Design Professional recommended and the P&DSD Director concurred with adding a condition requiring a door style consistent with what the agent stated he would install. |

Findings: " The project is compatible with the Feldman's Neighborhood Preservation Zone. Specifically, the project complies with three of the four priority review criteria: scale, massing, and rhythm. (The fourth priority review criterion - front yard setback - does not apply to the proposed project given that the proposed addition is to the rear of the property.) The project also complies with building walls criterion. " The conditions are consistent with the City's Design Professional's (Jim Gresham) recommendation.
