SUBJECT: SORRENTO SQUARE, GOLF LINKS ROAD IMPROVEMENTS, T10PI0018, U-2010-023

PROJECT REVIEWER: Richard Leigh, DOT, Permits and Codes Section

RESUBMITTAL REQUIRED: Permits and Codes Section has reviewed the PIA Plan and does not recommend approval of the PIA Plan at this time. The following comments need to be addressed in the next submittal.

1. Include the plan number "I-2010-023" in title block of each sheet.

2. Include Development Services Department PIA activity number "T10PI0019" on cover sheet.

3. Include plat recordation information on cover sheet.

4. Remove signature line for "Engineering Landscape Arch" from title block and revise "Design Section/Permits and Codes" to read "PERMITS AND CODES".

5. Include in legend all symbols and lines used in drawing per PC/COT S.D. 100.

6. Revise phone number for Paul Rosenboom to 791-5279 (Ext. 234) in Paving note 15.

7. Label curb profiles in profile view. Additionally, show existing grade line at new gutter line in profile view.

8. Show cut and fill line.

9. Verify that the cross slopes for pedestrian cross walk areas do not exceed 2% and indicate this on plan view.

10. Why isn't a full curb access ramp being provided on the east side of the driveway entrance located at Sta. 154+41?

11. The proposed manhole at Sta. 148+24 is not needed. Maintenance access can be provided from adjoining catch basins.

12. Provide top of curb and gutter elevations for the new median island.

13. Provide median noses per PC/COT Std. Dtl. 214.

14. Indicate the final surface treatment for the new median island.

15. Provide complete details for proposed catch basins. Include stationing and offsets, pipe inverts and slopes, reference standard details for all structures, provide elevations for inlets, grates and floors, indicate proposed wing lengths and grate types

16. Why are the improvements along Houghton Road, as indicated in the rezoning conditions for the development, not being included in this pan set? Please submit any correspondences pertaining to this matter.

Resubmittal Required: Traffic Engineering does not recommend approval of the PIA Plan; therefore a revised PIA Plan is required for re-submittal. The following items must be revised or added to the plan. Include a response letter with the next submittal that states how all comments have been addressed.

1. See redlines on the submitted drawings and address the additional redline comments. During the next submittal please re-submit the roll of redlines for back checking purposes.

2. Along Golf links Road and Houghton Road ensure that all existing signs that are effected by the off-site improvements and are applicable to the roadway remain in place or relocated to an appropriate location. If damaged or unsuitable for reuse then replace with new sign and/post.

3. Place the PIA and CDRC Case number on the cover sheet.

4. Add the following Pavement Marking/Striping General Notes to the Plans:

'ALL STREET STRIPING & SIGNAGE TO BE COORDINATED WITH C.O.T. TRAFFIC ENGINEERING CALL 791-4259 A MINIMUM OF 48 HOURS PRIOR TO THE INSTALLATION OR REMOVAL OF ANY SIGNAGE OR STRIPING. ALL REQUIRED STRIPING AND SIGNAGE WILL BE INSTALLED AT THE CONTRACTOR'S EXPENSE. NEW STRIPING TO BE THERMOPLASTIC MATERIAL. USE 2" SQUARE-TUBE POST AND SQUARE TUBE POST FOUNDATIONS FOR SIGNING. BARRICADE PLAN MUST BE SUBMITTED TO THE CITY OF TUCSON TRAFFIC ENGINEERING FOR APPROVAL 48 HOURS IN ADVANCE OF ANY WORK IN PUBLIC RIGHT OF WAY.'

'THE CITY SHALL NOT BE LIABLE FOR ANY ERRORS AND/OR OMISSIONS ON THESE PLANS. ITEMS NOT MEETING CITY STANDARDS SHALL BE REPAIRED/REPLACED BY THE DEVELOPER/CONTRACTOR AND AT NO COST TO THE CITY.'

5. Please address the following comments provided by MJ Dillard

1) is this compatible with the existing conditions (ie: if we reduce a left turn lane storage, that we are certain that we absolutely don't need that storage any time soon, or if Houghton is postponed into the future).
2) is this compatible with the future Houghton improvements such that new improvements that do come in, we don't completely wipe out their development, we don't completely cut off their only access, and their development doesn't add extreme additional costs to our project.
3) is there some document on file that will allow us to enforce the zoning requirements in the future if we let a small phase of it go in without meeting those requirements. I am sure we want to minimize the zoning requirements for the smaller phase, but at the same time, if Houghton doesn't come in any time soon, and the bigger development doesn't come in any time soon, are the smaller phase still be compatible with what the zoning requirements intent were.
