This parcel lies in a FEMA Zone AE (100-year) map number 040076 C 2227K, effective February 8, 1999. Federal law requires that a flood insurance policy be obtained as a condition of a federally backed mortgage or loan that is secured by a building located within a SFHA. The applicant is authorized to use a portion of the flood hazard area in the City of Tucson, Arizona, on the property described as:

PARCEL 124-07-0030; 928 E 8th Street, Tucson, AZ 85719, RIECKERS LOT 3 BLK 1. In a portion of Township 14 South, Range 14 East, Section 7 for code compliance permit for upgrade panel: 200 AMP, add shower and replace water pipes (T10CM00951) interior remodel to an existing non- conforming structure; and code compliance for existing shed and replace electrical wiring.

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Area Regulations, and are bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require application for, review and approval of an additional Floodplain Use Permit.

This floodplain use permit is issued with the following conditions:

1) If improvements equal or exceed 50% of the current value of the structure; no other improvements will be permitted unless the entire structure is brought into compliance with the City of Tucson Floodplain and Erosion Hazard Area Regulations (Chapter 26, Tucson Code). If the project is determined to be a substantial improvement, and, if it is determined that the lowest flood elevation is below the regulatory floor elevation, a design submittal, and review and acceptance of the submittal for floodproofing will be required and shall conform to current City of Tucson and FEMA floodplain development requirements in effect on the date of authorization by the Development Services Department.
2) The proposed improvements shall not impose conditions that would increase the flood damage potential to the combined proposed and existing building, by 50 percent or greater of the existing structure's value.

Interior Improvement to Main Dwelling (T10CM00951)


3) Per cost estimate provided by Valerie A Lane of ($15,050.20) was provided showing that the improvements are less than 50 % (estimate was less than 25%) of the assessed value of the structure per the Per appraisal Provided Raymond Sanchez, Certified General Real Estate Appraiser (excluding land value - $118,997.00) No person shall repair or alter property in a piecemeal manner so as to avoid the provisions of Section 26-4.1.a.3, Chapter 26-Tucson Code. The estimate will be recorded and any future improvements will be added to it.

Shed/Workshop (T10CM01034)

4) Shed/Workshop is to be modified per plan signed and dated by Valerie Lane (Dated 3/10/10).
5) Shed is to be securely anchored to prevent flotation, collapsing or lateral movement.
6) Shed is to be used solely for storage, parking of vehicles, and/or building access.

7) All machinery and equipment which services the shed such as furnaces, air conditioners, heat pumps, hot water heaters, washers, dryers, elevator lift equipment, electrical junction and circuit breaker boxes, and food freezers are to be elevated a minimum of 5' above existing adjacent natural grade.
8) Shed is be to be built per flood vent detail provided by Valerie Lane dated 3/10/10, and have a minimum of two openings installed with a total net area of not less than one square inch for every square foot of enclosed area subject to flooding shall be provided.
a. The bottom of all openings shall be no higher than one foot above grade.
b. Openings may be equipped with screens, louvers, valves or other coverings or devices provided that they permit the automatic entry and exit of floodwaters.
9) This project is located within a FEMA Zone AE (100-year) floodplain.
10) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.
11) This Floodplain Use Permit is issues concurrently with the improvement plans/permit. Copies of these documents shall be kept in a readily accessible location on site at all times.
12) Any future permanent, freestanding walls or other structures shall have separate floodplain use permit applications submitted to this office for review and approval.
13) An application/processing fee of $50.00 (submittal fee) must accompany each future request for work to be authorized under this floodplain use permit. Engineering study review fees of $150.00 may be imposed based upon the fee schedule in the current floodplain ordinance.
14) The associated improvements are with permit activity number T10CM00951/T10CM01034.
15) The applicant attests to the fact that the plans and documents submitted represent all of the improvements that will be done to the existing building, and that all addition, improvements or repairs to the building are included in the construction plans and/or documents herewith. No other improvements, repairs, reconstruction, additions or remodeling have been made to the structure that is not indicated in the attached plans and/or documents.
16) Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department Engineering Division. This permit may be renewed for up to one year, in the absence of Registered Plant authorization, at the sole discretion of the City Engineer or designated representatives.
17) This permit is specific to the improvements for 928 E 8th Street, as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit.

This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.
