FROM: Steve Shields
Lead Planner

PROJECT: Freeway Industrial Loop Lot 1
T10CM00728
Site Plan (2nd Review)

TRANSMITTAL DATE: June 2, 2010

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). This project has been reviewed for full code compliance for the entire site.

2. This comment was not addressed. Per a discussion with David Rivera this project is an expansion of vehicle parking for the existing Long property to the north. Provide a copy of a recorded Covenant Regarding Development and Use of Real Property prior to approval of the site plan.

3. There are two uses listed in LUC Section 3.3.4 under the RECREATION USE GROUP that have a vehicle parking space ratio of 1space per 200 sq. ft. of gross floor area, Billiard/Pool Halls & Skating Rink, Billiard/Pool Halls bicycle parking is 8% and Skating Rink is 15% Clarify which use is proposed so that the required bicycle parking can be verified. The last approved plan showed the percent for bicycle parking at 15%. That said additional bicycle parking may be required.
4. D.S. 2-02.2.2.A.4 Based on the last approved plan D1-A There were 79 vehicle parking spaces provided minus 1 for the planter area plus 44 new vehicle parking spaces = 122 provided on site. The calculation shown on sheet 1 of 4 shows 118 standard and 7 handicapped for a total of 125. Clarify the total number of provided vehicle parking spaces provided.
5. This comment was not addressed. D.S. 2-02.2.2.A.5 Percentage of vehicle use area and or lot area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included. Provide a cumulatively vehicle use area expansion calculation and a lot area expansion calculation, see comment 4 above.
6. Depending on how the above comments are addressed addition comments may be forth coming.
