Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings and one set of the first submission for reference. All corrections and revisions shall be made on original tracings or finished reproducible set. Pencil and/or white out on final prints will not be acceptable. To expedite review, please cloud the originally submitted set with red ink and limit clouding on final set. Ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

INCLUSIVE HOME DESIGN:
2. Remove 'unincorporated Tucson' from Inclusive Home Design notes.

FLOOR PLAN:
3. Specify use of adjoining rooms in existing building and verify egress criteria.

STRUCTURAL / FRAMING PLAN:
4. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.

PLUMBING PLAN:
5. Provide a fixture unit schedule for the entire property (including existing) for the water supply system with appropriate fixture unit values, UPC Tables 6-6.
6. Provide the maximum developed length of water line from the meter the furthest appliance served, the size of the water meter, the lowest available pressure, and the diameter of the water supply line from the meter, UPC Table 6-6.
7. Provide a gas line isometric and size the supply pipe for the connected demand. Include the length of line and BTU demand for each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 Table 12-8.
8. Water conservation requirements: Water closets = 1.6 gallons per flush, Sinks/ Showerheads = 3 gpm, UPC State Amend. 45-312.
9. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
10. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10.

MECHANICAL PLAN:
11. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1.

ELECTRICAL PLAN:
12. Kitchens and dining rooms require two or more 2O-amp small appliance circuits. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3.
13. Bathrooms require a separate 20-amp circuit, E3603.4, E3801.6.
14. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12.
15. Show locations of smoke detectors (every sleeping room and hallways leading to). All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R313.
