Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Show the gas and water pipe sizes between the meter to the building and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 UPC 610.1 and 1217.2.

FLOOR PLANS:

1. Show compliance with R303.1 providing (8%) natural (or artificial) light into the Computer Room (impacted by new construction).
2. Show compliance with R303.1 providing (4%) natural ventilation into the Computer Room or approved mechanical ventilation (central duct & register).

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity for existing and proposed roof loads at the 22' opening, R301.1. The 6x10 beam is undersized without a mid-span support. Indicate the location of any interior load bearing walls for determining existing roof load supported by the existing beam.
2. Provide a header (or lintel) size for the relocated Living Room window consistent with Table 502.5(1) & (2).
3. Notate or detail double trimmer and headers with framing anchors (show sizes) at framed door and window openings exceeding 4', R802.9.

SECTIONS - DETAILS:

1. Provide consistent exterior siding sizes, R106.1.1. Sheet #3 shows 5/8" siding and sheet #4 shows ½" ply and ½" siding.
2. Provide rafter spacing on sheet #5, R106.1.1. The 24" O.C. spacing shown on Sheet #4 is undersized for an 18' span.
3. Clarify the 6" clearance above the ground requirement for exterior wood siding, sheathing and wall framing, R319.1 item 5. Show the ground level on Sheet #4.
4. Specify a #15 water-resistive barrier over studs of all exterior walls, R703.2.

PLUMBING PLANS:

1. Clarify if the 1" pipe between the meter and shut off valve in compliance with Table 6-6 is existing or replacing a ¾" pipe.
2. Underground gas piping may not be located beneath the building addition, UPC 1211.1.6. Show relocated gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table. The existing service pipe from the meter may require upgrading, UPC 1217.2, & Table 12-8.

MECHANICAL PLANS:

1. Show supply ducts with minimum R-8 insulation except when completely located inside the thermal envelope, R1103.2.1.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door.
2. Show the exterior outlet with GFCI protection, E3802.3 and a weatherproof cover, E3805.11.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans, N1101.2.
