The Building Code Summary on sheet C1 calls out the 2006 UPC but the Code Analysis Data sheet submitted with the drawings calls out the 2006 IPC. This review was made using the 2006 UPC. 2. Revise the site drawing to include the following information: a. the location and size of the water meter b. the location of the main water lines and fire hydrants c. the location of the gas meter (if one exists or is planned) d. the location and size of the public sanitary sewer e. the location of the building connection to the public sewer f. the location, invert, and rim elevation of the next upstream and the next downstream manholes g. the first floor elevation for the building Reference: City of Tucson Development Standard No. 2-05.0, Section 2.3 D and Section 103.2.3, UPC 2006. 3. Provide the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2006, for business occupancy. 4. The specified drinking fountain does not meet the accessibility requirements as shown in Section 1109.5, IBC 2006. 5. Provide a design for the mounting shelf for the water heater WH-1. Reference: Sections 310.0 and 314.5, UPC 2006. 6. Clarify the termination of the T&P relief piping for WH-1. Provide information to show that the termination of a T&P relief from a water heater over a hub drain as shown in detail 8/P1 will not cause splashing or flooding. (Termination of a T&P relief from a water heater over an elevated service sink is not approved location.) Reference: Sections 608.5 and 804.1, UPC 2006. 7. Provide water pressure and water pipe sizing calculations. Reference: Section 610.1, UPC 2006 8. The wet vent noted in detail 8/P1 will require a minimum size of 2-1/2" because the minimum waste pipe for a sink is 2". Reference: Footnote 2, Table 7-3 and Section 908.2 UPC 2006. 9. Provide upper terminal cleanouts on horizontal drainage pipes exceeding 5 feet in length (horizontal drain lines serving sinks require cleanouts regardless of length). Reference: Section 707.4, UPC 2006. |

Zoning can not approve the building plan until the site plan has been approved. 4. Engineering Division does not recommend approval of the building plans at this time. The following items need to be addressed: DRAINAGE REPORT: 1) DS Sec.10-01 and 10-02 and Chapter 26 Tucson Code: Provide a Drainage Report showing conformance with the Critical Basin requirements for this site along with all Floodplain related issues. The subject property falls within a Critical Basin watershed and within a FEMA Special Flood Hazard Area Zone AO1 and Shaded Zone X 100-year floodplain per the Flood Insurance Rate Maps 04019C1619K. Provide a report that discuss and details all aspects of the Development Standards and Floodplain Ordinance. 2) Verify if the existing structures are in conformance with Chapter 26 of the Tucson Code. Due to the location of the structures within the FEMA AO1 floodplain the minimum finished floor elevation (FFE) for both structures must be 2-feet above the highest adjacent natural grade. Provide 2 Elevation Certificates (one for each structure) verifying FFE requirements. If the structures are not elevated to the required 2-foot elevation then the project falls under a Substantial Improvement review per Section 26-4.1 "Non-conforming Development." SITE PLAN COMMENTS: 3) Due to the full code expansion requirement per the Zoning Section the site plan will be reviewed for conformance with Tucson Code Chapter 26 "Floodplain and Erosion Hazard Management" and Development Standards Sec.2-02, 3-01, 3-05, 6-01, 10-01, 10-02 and 11-01. Make sure that all dimensions, details, sections, keynotes, proposed improvements and all other aspects of this project meet the minimum requirements within the referenced sections and are reflected on the site plan sheets. 4) Provide a General Note to state that this property is subject to City of Tucson Floodplain and Erosion Hazard Management Chapter 26 of the Tucson Code due to the FEMA Special Flood Hazard Area per the Flood Insurance Rate Maps 04019C1619K. 5) Provide a General Note to state that a Floodplain Use Permit is required for both structures and for any other work proposed within the regulatory 100-year floodplain. The Floodplain Use Permits are required with the site plan application. 6) Provide a General Note to state the floodplain determination per FEMA FIRM Panel #1619K. Per the referenced panel the property falls within a FEMA Special Flood Hazard Area Zone AO1 and Shaded Zone X 100-year floodplain. 7) Clearly delineate on the site plan the 100-year floodplain limit per the referenced panel. 8) Be advised that further comments will be forth coming on submittal of the site plan and Floodplain Use Permits.
