Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings and one set of the first submission for reference. All corrections and revisions shall be made on original tracings or finished reproducible set. Pencil and/or white out on final prints will not be acceptable. To expedite review, please cloud the originally submitted set with red ink and limit clouding on final set. Ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

SITE PLAN:
2. Specify the location of all utility lines to property line extent, R106.1.1.

INCLUSIVE HOME DESIGN:
3. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.

FLOOR PLAN:
4. Provide impact protection for appliances located in garages, M1307.3.1.
5. Specify ½" gypsum board on all walls common to the garage and house in compliance with R309.2.
6. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended.
7. Show the location of attic access min. 22"x30", R807.

STRUCTURAL / FRAMING PLAN:
8. Clarify keynote number 10.

SECTIONS - DETAILS:
9. Move keynote reference number 7 to the appropriate location.
10. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.

PLUMBING PLAN:
11. Specify vent and cleanout for kitchen sink, P3101.1, P3005.2.
12. Specify vent for clothes washer, P3101.1.
13. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579.
14. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater.
15. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5.

ELECTRICAL PLAN:
16. Laundry rooms require at least one 20-amp circuit that shall serve no other outlets, E3603.3, 3801.8.
17. Kitchens require two or more 2O-amp small appliance circuits to serve receptacles on countertops, E3801.3.
18. GFCI protection required in garages, E3802.
19. Verify range/oven load on electrical load calculation.
20. Include heat pump on load calculation at 100%.
21. Show the location of the service panel on the electrical layout, E3305.2, E3501.6.2.
22. Provide a switched source of light for the door exiting the garage, E3803.3.
23. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit.

OUTDOOR LIGHTING CODE
24. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.

INTERNATIONAL ENERGY CONSERVATION CODE:
25. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.
