COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setback to the east and west property lines. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to both the east and west property lines is the greater of six feet or two-thirds the height of the structure's wall facing each property line. The height of the wall for the second story facing both the east and west property lines is twenty (20) feet, six (6) inches. The minimum setback to the east and west property line is Thirteen (13) feet, eight (8) inches. The proposed setbacks are ten (10) feet to the east property line and eleven (11) feet to the east property line.
