This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. 2. D.S. 2-02.2.1.A.7 The "STREET PERIMETER YARD" listed under "REQUIRED ZONING INFO." Is not correct. The street perimeter yard for all streets listed on the COT MS&R maps is based on developing area and per Zoning Administrator determination. If a project boarders on an MS&R all street perimeter yards are based on developing area. That said all street perimeter yards for this project are 21' or the height, measured from the back of existing or future curb. 3. D.S. 2-02.2.1.A.31 Provide the existing use, based on a use listed in the LUC, on the plan. 4. D.S. 2-02.2.1.A.31 Provide the Subject to LUC Section 3.5.4.8.B with the proposed use on the plan. 5. D.S. 2-02.2.2.A.3 Floor area ration (FAR) is not based on a percentage, see LUC Section 3.2.11. Provide a FAR on the plan that shows the allowed and proposed. For this project the allowed would be 4,536 sq. ft and the proposed would be 2,232 sq. ft. 6. Once the above comments have been addressed Zoning is willing to provide an over-the-counter review.
