This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. GENERAL NOTES: " The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007. Reference the current code plans. SITE PLAN: 1. Indicate the location of water (size) and sewer lines from property line to building, R106.1.1. 2. Show compliance with the Pool Barrier requirement by including a future 4' barrier between the addition (openings) door/windows and the pool. The pool also requires a continuous 5' barrier between the property line and pool, 2006 IRC Appendix G (Amendment). FOUNDATION PLANS: 1. Show compliance with termite treatment, R320 as amended. FLOOR PLANS: 1. Show Master Bedroom existing window sizes for determining compliance with R310 providing egress from bedrooms. 2. Specify stair rise and run (min. 10" tread depth, 7 ¾" max. riser height), R311.5. STRUCTURAL PLANS: 1. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2). 2. Notate or detail double trimmer and headers with framing anchors (show sizes) at framed door and window openings exceeding 4', R802.9. SECTIONS - DETAILS: 1. Show a cross-section detail with a respective notation indicated on the plan for each framed wall (closet, screened porch and bath house), R106.1.1. 2. Show wood framing members resting on concrete as pressure treated, R319.1 item 2 and show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5. Notate and specify the size, spacing and length of anchor bolts for sill plates, top plates and ledgers, R403.1.6. Identify brace wall panel materials (min 3/8" OSB), R602.3 (1). 3. Specify the minimum thickness (1/2") of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all exterior walls, R703.2. 4. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. This may require a design with concrete stems. 5. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. 6. Provide roof scupper openings with a (4" min) width equal to the drain circumference required for the area served (3 in/hr rainfall rate), UPC 1101.11.2.1 & Table 11-1. PLUMBING PLANS: 1. Show which code is used for the plumbing design, 2006 UPC or 2006 IRC. 2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. A water hammer arrester is required for the clothes washer, UPC 609.10 or P2903.5. 3. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule UPC 610.8, Table 6-5 or P2903.6 for verifying control of excessive water flow rates. Existing water pipes may require replacement to larger sizes, UPC 610.8, Table 6-6 or P2903.7. 4. Clarify the point of connection of the new cold water line to existing water pipes. Show the existing pipe size at point of connection as minimum of ¾". 5. Show a two-way cleanout at the building exterior, at 100' intervals and at change of direction exceeding 135 degrees, UPC 719.0 or P3005.2. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed. 2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description (Panel C), E3304.11 & E3606.2. 3. Provide a panel schedule showing wire size of each circuit (200A Panel), E3602.2. 4. Show the location of panel B & C on the Electrical Plan, E3501.6.2 & E3605.8. Panelboards may not be located in clothes closets or bathrooms, E3305.4 5. Provide the load rating of the under-counter water heater. The appliance may require a separate branch circuit with appropriate rating, E3602.5. 6. Show all receptacle outlets in the three accessory buildings with ground fault circuit interrupting protection, E3802.2. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show compliance for the Closet area within the dwelling thermo space. Tucson is in climate zone 2B. The simplified prescribed energy values for doors with glazing is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1.
