Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2006 codes are listed at the Planning & Development Services web site. Revise the code references on sheet #6 Note #8 and sheet #8; General Note #1, Plumbing Note #1 and Mechanical Note #1.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1.
2. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1 or 2006 IRC 2903.7.

FLOOR PLANS:

1. Identify ceiling heights in all areas on floor plan, R602.10.5. Notate average height at sloped ceiling areas. The required braced wall panel width increases as the height increases per Table R602.10.6.

STRUCTURAL PLANS:

1. Provide a complete Garage door opening braced panel layout using minimum alternate braced wall panel sizes per Table R602.10.6. Minimum panel width is 2'-8" (with 10' height). Consider the alternate braced wall panel approach described in R10.6.2 with sizes as little as 16" when a full width header, 4,200 LBS tie-downs and 1,000 LBS tie straps are included.
2. Show rafter (joist) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).

SECTIONS - DETAILS:

1. Show post/footer connection, R106.1.1.
2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground at Detail #1/1, R319.1 item 5.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Show post/beam hardware with appropriate uplift capacity, R802.11.
5. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space.
6. Show location and method of flashing all wall and roof intersections, R903.2.1.
7. Notate and specify a complete roofing system: Roof sheathing size (1/8" OSB at Section B is undersized) and roof covering, R905.
8. Notate and dimension the fireplace chimney showing a minimum 2' termination above any roof point within 10' measured horizontally, R1003.9.
9. Identify factory-built fireplace compliance with R1004 and chimney compliance with R1005.

PLUMBING PLANS:

1. Clarify the Pluming elimination notation by showing locations of removals and alterations on the plans.
2. Provide pipe sizes (diameter & developed length), average pressure and a complete fixture unit schedule UPC 610.8, Table 6-5 or P2903.6. Show the meter size and pipe diameter between the meter and shut off valve in compliance with Table 6-6 or P2903.7.
3. Provide a revised fixture unit schedule for both existing and proposed fixtures using 2006 code values for determining required service pipe diameter, UPC 610.8, Table 6-6 or P2903.6. Those shown are not consistent with current codes.
4. Show the water service pipe and water meter sizes with sufficient capacity for controlling excessive flow rates, UPC 610.3 or P2903.6. Existing water pipes may require replacement to larger sizes.
5. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), UPC 1217.2, & Table 12-8 or G2413.3 & Table G2413.4(1).

MECHANICAL PLANS:

1. Remove expired Table N1103.1 and Table 1103.5 from sheet #6.
2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
3. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3.

ELECTRICAL PLANS:

1. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.

OUTDOOR LIGHTING CODE

1. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. Revise the zone shown on sheet #2, N1101.2.
