This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. The water supply pipe must be sized for the calculated load, 2006 UPC 610.1. FOUNDATION PLANS: 1. Show a landing surface (new or existing) at the exterior door. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. Notate the plan, sheet #2. 2. Show compliance with termite treatment, R320 as amended. FLOOR PLANS: 1. Show alterations to the doorway between adjacent rooms (living room) and proposed spaces (hallway), R106.1.1. Notate the plan, sheet #2. 2. Show the carport as a garage because a carport must be open on at least two sides, R309.4. Notate the plan, sheet #2. 3. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. Notate the plan, sheet #2. 4. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2. Notate the plan, sheet #2. STRUCTURAL PLANS: 1. Verify a continuous footer with appropriate load carrying capacity at the proposed garage bearing wall, R301.1. 2. Notate a proposed location and weight of the HVAC equipment on the roof framing plan for verifying the truss load carrying capacity used for the engineered truss design, R301.1 & M1401. 3. Show a beam size with appropriate load carrying capacity, R301.1. The Assembled 2"x12" beam (Section A) is undersized. Provide an engineered trusses design with an engineer analysis, M14019. 4. Notate the requirement for a deferred submittal of manufacturer's calculations and data for pre-engineered trusses, R106.1. . 5. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. SECTIONS - DETAILS: 1. Show consistent cross-section details with a respective notation of the framed wall 6" clearance above the ground, R319.1 item 5. Revise the 16" dimension shown on the Wall Section on sheet #4. 2. Show consistent cross-section details with a respective notation of roof framing. Revise the 2"x 8" rafters shown on the Wall Section on sheet #4, or the prefabricated truss notation and 2" x 6" rafters on sheet #5. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Specify (Wall Section on sheet #4) the minimum thickness of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all exterior walls, R703.2. 5. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Account for the existing attic space if removing or blocking existing vents. 6. Notate and specify a complete roofing system including the design roof slope (Wall Section on sheet #4.), R905. PLUMBING PLANS: 1. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule UPC 610.8, Table 6-6. Show the pipe diameter between the meter and point of connection. Existing water pipes may require replacement to larger sizes for controlling excessive flow rates. 2. Show a 1" pipe diameter between the shut-off value and first tee, UPC 610.8, Table 6-6. Revise plan on sheet #6. 3. Show a 3/4" pipe diameter providing cold water to a bathroom group, UPC 610.8, Table 6-6. Revise plan on sheet #6. 4. Provide the BTU demand of each appliance (proposed gas pack, water heater and existing), total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), UPC 1217.2, & Table 12-8. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. 2. Provide an equipment specification list including the (gas pack) tonnage capacity, M1302.1. 3. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. 4. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 5. Gas fired water heaters located in a bedroom or bathroom requires a sealed (combustion air) enclosure, M2005.2. 6. Show combustion air compliance for appliances in confined spaces with two interior free area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1. ELECTRICAL PLANS: 1. Revise the panel schedule showing circuit numbers and the wire size for the 30A circuit, E3304.11 & E3606.2. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. 3. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 4. Show receptacle outlets in the garage with GFCI protection, E3801.9 & E3802.2. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
