This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. Remove references to the 2003 IRC or appeal to the Building Official for use. SITE PLAN: 4. Show the location of the water supply line to unit #2, R106.1.1. FLOOR PLANS: 5. Specify cement or fiber-cement board backing in tiled shower surrounds, R307.2, R702.4.2. FOUNDATION PLANS: 6. Provide a note for termite treatment, R320 as amended. PLUMBING PLAN: 7. Provide an accurate water supply fixture unit schedule (27.1 existing +5.7 proposed ? 29) P2903.7. 8. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators. 9. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. ELECTRICAL PLAN: 10. Kitchens and dining rooms require two or more 2O-amp circuits that supply power to the small appliance receptacles located along counter space. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3. 12. Bathroom receptacles require a separate 20-amp circuit, E3801.6 (may not share kitchen circuit). 13. Laundry rooms require at least one 20-amp circuit that shall serve no other outlets, E3603.3, 3801.8 (may not share kitchen circuit). 14. Provide a complete load calculation for the proposed load on the new panel (40% demand factor may not be applied and must include heating/cooling) E3604.3. 15. Provide two spaces in panel for all 220 receptacles located in garage area. OUTDOOR LIGHTING CODE 16. The unshielded lumen allowance is part of the total lumen allowance (limit ? shielded + unshielded) OLC 3.1.2 INTERNATIONAL ENERGY CONSERVATION CODE: 17. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.
