09/14/2011 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Denied | PLAN REVIEW COMMENTS T10CM02160 R9/14/11 Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. PROVIDE TWO SETS OF REVISED PLANS FOR PROCESSING SECTIONS - DETAILS: 1. Provide roof scupper openings with a 4" minimum width equal to the drain circumference required for the area served at a 3 in/hr rainfall rate, UPC 1101.11.2.1 & Table 11-1, IPC 1107.3. Change the 3" notation sheet #4. PLUMBING PLANS: 1. Provide a gas line isometric showing the complete system with diameters and lengths if any gas pipe alterations are required (water heaters). UPC 1217.2, & Table 12-8. MECHANICAL PLANS: 1. The 5 ton units require a minimum 360 square inch return duct which may be provided with sheet metal ducts, multiple ducts or a minimum of a single 22" diameter duct for each unit, M1602. Replace the undersized 18" return air duct at each 5 ton unit. ELECTRICAL PLANS: 1. Clarify the location of all electrical water heaters. Main panel schedule #18 shows a water heater not appearing on the plan. Show the appropriate circuit size of all electrical water heaters. 2. Panelboards may not be located in clothes closets or bathrooms, E3305.4. Clarify the location of Panel 'B'. 3. Show sub-panel 'A' & 'B' feeder over-current protection (breaker size) on the 400A panel schedule, E3605.5. See Table E3605.1 for sizing feeder circuits. 4. Clarify the 4/0 feeder size shown on the Riser Diagram to the sub panels. The lugs on a 100A panel may not accept the oversized 4/0 conductor.
