Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SECTIONS - DETAILS:

1. The PAHD series holdown has been discontinued. Revise the Braced Wall Panel notation (sheet #3) with a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6.
2. Show the sheet number of Section "A" at the plan reference on sheet #4.
3. Show the location (sheet #4) and size of roof drainage components associated with the parapet detail (sheet #5), R106.1.1. Add crickets and scuppers on a plan view.
4. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Provide a detail showing insulation, venting and eave blocking.
5. Show roof slopes for the trusses on the plan or details sheet #5, R901.1.

PLUMBING PLANS:

1. Provide a fixture unit schedule for each building supply line to verify required pipe diameter. Also, provide developed length, average pressure, UPC 610.8, Table 6-5. Each water service pipe and water meter is sized with sufficient capacity for controlling excessive flow rates, UPC 610.3.
2. The combined service pipe between the meter and tee connection is sized for the entire fixture count of 94 fixture units. A 2" combined service pipe is undersized when supplied by a 1" water meter, UPC 610.8, Table 6-6.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
2. Show dryer vent size and locations for venting to exterior, M1501.
3. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). The 3 ton unit requires a minimum 18" diameter return air duct and the 6 ton units require a minimum 432 square inch duct which could be provided with one 16" and one 18" duct for each unit.

ELECTRICAL PLANS:

1. Clarify the 400A panel notation on the Electrical Plan by adding "Relocated".
2. Clarify the circuit labels for sub-panel "B" with "B" rather than "C".
3. Clarify the location of dryer circuit #1, 3; washer #11 and water heater #18.
4. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm in each hallway or near each bedroom group.
5. Provide a complete electrical riser diagram with panel ratings consistent with the rating shown on the panel schedules. Sub-panel "A" schedule shows a bus rating of 100A and a main breaker of 150A, E3303. Show the panel with an appropriate breaker rating.
6. Provide a clear working space of 30"wide x 36"deep at sub panel "B", E3305.2. An appliance may not be placed in this space.
7. Show sub-panel feeder over-current protection (breaker size) on the 400A panel schedule, E3605.5. Also, show feeder conductor size on the panel schedule. The 3/0 size shown on the Riser Diagram is rated at 200A.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1101.2.
