This residence will have a "fire calculation area"(2006 IFC Appendix B, Section B104.1) greater than 3,600 sq. ft.: therefore this house will require a residential sprinkler system unless the fire flow in the nearest hydrant is a minimum of 2500 GPM (2006 IRC Appendix L, as amended and 2006 IFC Appendix B, Table B104.1, assuming type V-B construction). Call David Mann (837-7029) or Martin Brown(837-7030) for fire flow information. Residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply, provided the required design density can be met. Be advised that Tucson Water will not allow a residential sprinkler system to be supplied by a 5/8" meter. A 1" meter will be required by Tucson Water. Residential fire sprinkler system shall be installed in accordance with the 2006 IFC and NFPA 13D. |

This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes GENERAL NOTES: " Provide ΒΌ" = 1' scaled drawings with legible notation (minimum 3/32" lettering). FOUNDATION PLANS: 1. Show compliance with termite treatment, R320 as amended. Notate in a review comment letter the sheet number containing this information. SECTIONS - DETAILS: 1. Delete Detail D/4, R106.1.1. 2. Clarify the drawings with appropriate details for each roof type shown on the framing plan, R106.1.1. The plan shows a scissor truss with overhang and the only roof connection Detail A/4 shows a parapet. 3. Show the location of roof drainage components associated with the parapet detail, R106.1.1. Add crickets and scuppers on a plan view. 4. Provide a detail for any roof overhang with blocking and uplift fasteners, R902. Each detail appearing on sheet #4 should be referenced for location on a plan. 5. Revise the "water resistant" notation sheet #3. Fiber-cement board or glass mat gypsum backers are required for tiled walls in tub and shower areas, R702.4.2. 6. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Provide a detail showing insulation, venting and eave blocking. 7. Show roof slopes for the scissor trusses, R901.1. PLUMBING PLANS: 1. Show any alterations to the gas piping on the Plumbing Plan, 2006 UPC. MECHANICAL PLANS: 1. Provide a Mechanical Plan complying with 2006 IRC chapters 12 - 24. 2. Provide heating facilities in all habitable rooms, R303.8. 3. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. 4. Provide an equipment specification list including the furnace size and cooler tonnage capacity, M1302.1. 5. Show dryer vent size and location for venting to exterior, M1501. 6. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. 7. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 8. Show new or altered combustion air on the Mechanical Plan in compliance for appliances in confined spaces with two interior free area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1 ELECTRICAL PLANS: 1. Provide an Electrical Plan consistent with the Floor Plan (sheet #3), R106.1.1. Revise the electrical plan layout between the Extended Living and Data Rooms. 2. Provide a complete electrical riser diagram with the existing 200A panel if this is to become a sub-panel as indicated on the calculations and panel schedule rating, E3303. 3. Provide a complete electrical load calculation for each new or altered panel showing all connected appliances, E3502.2. 4. Designate the circuit number on the plan at the appropriate location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. 5. Provide the location of any sub-panels on the plan, E3604.2. 6. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3603.2 and E3801.3 through E3801.4.5. 7. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 8. Indicate the location of all disconnect switches for air handling equipment, E4001.5. 9. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1101.2.
