Comments:

1. Zoning has reviewed the building plans but cannot approve them at this time. While it appears that the building floor plan layout is similar to the building footprint on the approved development plan layout Zoning cannot approve the building plans until the plans have been reviewed and approved by the Building, Electrical and Mechanical reviewers. Once the plans have been approved and stamped by the commercial trades, zoning will sign off on the plans assuming any changes made to the plans do not conflict with zoning requirements such as height or expansion of building etc.

2. The copy of the approved and stamped Development Plan should be included in the package as reference. Continue to include the plans as was done for the first review.

3. Zoning will re-review and if possible approve the building plans on the next submittal provided the information requested is on the site plan and the site plan is approved and stamped by all reviewing agencies.

Please clarify the following item, on the approved development plan the the height of the drive-through canopy is labeled as 17 feet. On the building elevation plan sheet the height for the same structure is labled as 13'-7".

6. The horizontal rainwater piping that serves 1200 square feet of roof is undersized; a 3" pipe @ 1% slope can accommodate a maximum of 1096 square feet of roof at 3" of rain per hour. Reference: Section 1106.2, UPC 2006.
7. Provide a cleanout at the base of each roof drain leader prior to its connection with the horizontal storm drain. Reference: Section 1101.12.2, UPC 2006.

2. Clarify the submitted ventilation calculations to include the manner in which the number of occupants in the dining areas was determined. The occupant load used to calculate the required ventilation is not necessarily the same as the occupant load used for calculating exiting requirements. The occupant load used for calculating the minimum required ventilation is to be based on Table 403.3, IMC 2006 or an approved engineering analysis of the specific occupancy type. Reference: Section 403.3, IMC 2006.
3. Ventilation for restrooms in public spaces requires a minimum of 75 CFM of mechanical exhaust per water closet or urinal. Reference: Table 403.3, IMC 2006.
4. Provide information to show that the weather covers for the outlets of exhaust fans EF-3 through EF-6 comply with the requirements of Section 506.5.5, IMC 2006.
5. Specify the type of refrigerant to be used by the ductless fan coil unit and by the rooftop HVAC units. Reference: Section 106.3.1, IMC 2006.
6. Provide smoke detectors in the return air duct, upstream of any outside air connections, for all air distribution systems with a capacity greater than 2,000 CFM. (Note that the equipment schedule calls for sensing the smoke in the return duct but the roof plan shows the smoke detectors located in the supply duct.) Reference: Section 606.1, IMC 2006.
7. Where does keynote #5 on sheet M-4 apply? Reference: Section 106.3.1, IMC 2006.
8. Provide structural calculations and details to show that the Type I and Type II hoods are supported from the building structure in accordance with Section 507.6, IMC 2006. Reference: Section 302.1, IMC 2006.
