O'Reilly Auto Parts Site and Grading Plan Review

Provide a local benchmark and basis of elevation. The temporary benchmark provided is clearly from a different project.
There is a FEMA Floodplain Zone AE along Arcadia Avenue. Provide the delineation for the floodplain and water surface contours. A contour should be provided at the upstream corner of the building. The contour elevation should be in the same datum as the local benchmark.
Provide adequate freeboard for the lowest floor of the proposed retail store above the adjacent floodplain elevation.
Add a note to the site plan to indicate that a floodplain use permit will be required for all work within the floodplain. This includes all improvements in the right-of-way along Arcadia Avenue.
Provide all of the applicable elements of the site plan development standard (DS 2-02).
Since this plan is also serving as the grading plan, provide sufficient detail to complete the grading of the project. Provide construction details or specifications for sidewalks, curbs, pavement, parking blocks and other features.
Remove the erosion and sediment controls from the site/grading plan. These may be included but must be separate from the site and grading plans.
Add a note to indicate that all work in the right-of-way will require a separate right-of-way permit.
Revise the solid waste container enclosure to provide an angle suitable for the solid waste vehicle to service the container. Also provide construction details and dimensions for the enclosure. The enclosure should provide a 10 by 10 clear area for the dumpster with bollards protecting the side and rear walls.
Additional comments may be forthcoming once a complete site plan and grading plan are submitted.
