| 10/19/2010 | MICHAEL ST. PAUL | ZONING | REVIEW | Denied | CDRC TRANSMITTAL FROM: Michael St.Paul, Planning Technician PROJECT: T10CM01955 300 S Country Club Rd Garage converted to 2nd unit TRANSMITTAL: October 19, 2010 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. This site plan is not ready for Board of Adjustment variance comments. The site is in the R-1 Zone (LUC Section 2.3.4.2.A.2.). The Development Designator is "H" (LUC Section 3.2.3.1.B). The Perimeter Yard Indicator is AA (LUC Section 3.2.6.4). This permit application is for a permitted garage that was converted into a three bedroom unit in the rear yard without any permits. (The garage was designed by architect Paul R. Olson and permitted in 1994.) There is also a carport addition and a garage enclosure on the main house that has not been permitted. An additional permit shall be required for these additions and modifications. Provide dimensioned floor plans and elevations for both structures depicting windows and doors along with room identifications on the plans. Parking must all be provided on site for a second dwelling with more than one bedroom. The parking and maneuvering areas must be located in either the side or rear perimeter yard. This "vehicle use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standards 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard." (LUC Section 3.5.7.1.H) Alley access or maneuvering directly into or from any parking space is not permitted on a site in which commercial parking standards are required (LUC Section 3.3.7.5). Clearly delineate and dimension the future right-of-way (F/ROW) and the curb location from the center of the street on the site plan (DS 2-02.1.A.19). The F/ROW is one hundred (100) feet (LUC Section 2.8.3). The sidewalk area and future curb location is eleven (11) feet from the edge of the F/ROW. Fully delineate and dimension the proposed parking area and the parking spaces and the maneuvering area on the site plan as per DS 3-05 (DS 2-01.2.1.A.8). Clearly delineate and dimension the points of ingress and egress (DS 2-02.2.1.A.11) and provide both the current and future sight-visibility triangles (SVTs) on the site plan (DS 2-.2.2.1.A.10). Please be aware that additional comments may be required relative information provided with subsequent submittals. |
| 10/19/2010 | JOSE ORTIZ | DOT TRAFFIC | REVIEW | Denied | Due to the arterial status of Country Club Road TDOT-Traffic requires the site to reduce the number of driveways from two access drives to one access drive, or convert one driveway as an ingress only driveway and the second driveway as an egress only driveway. If you have any questions, I can be reached at 791-4259 x76730 or Jose.Ortiz@tucsonaz.gov |
