Provide a response letter with your next submittal. 2. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for a change of use. 3. The provided lot coverage calculation does not appear to be correct. For example; Driveway show "PROPOSED DRIVEWAY: 3,260 SQ. FT.". Using an average width driveway width of 12' this square foot would allow for approximately 271 lf of drive. As scaled off the provided drawing the western most drive from the right-of-way line to the "COVERED PARKING TO BE PERMITED" well over 480'. The provided driveway calculation does not appear to include the driveway to the proposed SFR or STEEL BUILDING. The "PARKING AREA" square footage under "AREA CALCULATIONS" shows 14,000 sq. ft. and the square footage of the "PARKING AREA" shown on the plan shows 18,800. The "TRAILER PARKING" appears to only show the area for parking but no maneuvering in to the parking spaces. D.S. 2-02.2.2.A.3 The proposed lot coverage exceeds the allowed for the proposed use in an SR zone. A Board of Adjustment for Variance is required to exceed the lot coverage. 4. D.S. 2-02.2.1.A.12 Provide a keynote on the site plan stating "No Vehicle Access" signs to be provide at these locations and show the locations on the plan. 5. A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. Dimension landscape border(s) 3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4. 4. A 10' interior landscape border is required along site boundaries of the adjacent residential properties to the east & west per LUC Table 3.7.2-I. 5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4. 6. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g. 7. A 5' continuous screen along street frontages must be provided per LUC Table 3.7.2-I. 8. A 5' screen is required for adjacent residential properties per LUC Table 3.7.2-I. 9. The screening requirement is in addition to the landscape requirements. The use of vegetation to satisfy the screen requirement is to provide for alternative treatment and is not meant that the vegetative screen can also be used to meet the landscape requirement. 10. All disturbed, grubbed, graded, or bladed areas not otherwise improved shall be landscaped, reseeded, or treated with an inorganic or organic ground cover to help reduce dust pollution. 11. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 12. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting. 13. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan. 14.
