This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for a change of use. 2. The provided site plan does not accurately depict the current site conditions. Revise the drawings to reflect what is to remain as is and any new additions. If existing buildings are proposed as to be permitted then show then as to be permitted. The discrepancies on the site plan are too numerous to list, contact the Zoning reviewer in regards to this comment. 3. D.S. 2-02.2.1.A the "SCALE 1" = 80'" does not appear to be correct. 4. D.S. 2-02.2.1.A.1 Provide a north arrow on the site plan. 5. D.S. 2-02.2.1.A.2 Provide a legal description on the site plan. 6. D.S. 2-02.2.1.A.4 Provide a location map on the site plan that meets the requirements of D.S. 2-05.2.1.D. 7. D.S. 2-02.2.1.A.6 All existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use. Provide overall dimensions for each building. 8. D.S. 2-02.2.1.A.7 Dimension the distances between buildings on the site plan. 9. D.S. 2-02.2.1.A.12 Based on the current aerial photos there is a vehicle parking area east and south of the stables, show on the plan and provide dimensions. 10. D.S. 2-02.2.1.A.12 Pedestrian circulation is required per D.S. 2-08.3.0 but would not be required to be a concrete sidewalk. Pedestrian circulation needs to be designed to comply with handicap requirements of the IBC. 11. D.S. 2-02.2.1.A.18 Provide the Millmar Road name on the site plan. 12. D.S. 2-02.2.1.A.19 Provide a fully dimensioned right of way for Millmar Road. 13. D.S. 2-02.2.1.A.20 If applicable all easements of record must be graphically shown on the plan together with recording docket and page reference. 14. D.S. 2-02.2.1.A.25 If applicable show all existing and proposed site lighting layout and type. 15. D.S. 2-02.2.1.A.28 Existing and proposed zoning of parcel and adjacent parcels, including those across streets. 16. D.S. 2-02.2.1.A.31 Under "SITE INFORMATION, PRINCIPAL USES: AGRICULTURAL USE, ANIMAL PRODUCTION, COMMERCIAL STABLES" provide the development designator "2" and correct the subject to, to read: 3.5.2.1.A.2 and .B.2 17. D.S. 2-02.2.2.A.2 Provide the floor area for each building, existing and proposed, on the plan. 18. D.S. 2-02.2.2.A.3 Until comments 2, 12 & 16 are addressed the Floor Area Ratio (FAR) and Lot Coverage cannot be verified. Lot coverage includes: all buildings, all vehicular use areas whether improved or unimproved for parking of vehicles, hors trailers, etc, and all open storage areas for storage of materials, equipment, refuse, etc. 19. D.S. 2-02.2.2.A.6 Provide a building area expansion calculation on the plan. 20. Depending on how the above comments are addressed addition comments may be forth coming.
